Glass
Glass and mirror defects should be reported to the contractor at the time of the walk-thru. If no walk-thru has been held, these defects should be reported within 10 days of occupancy or replacement installation.
1. PD Scratches on glass observable in daylight at 15'.
AT None.
CR Contractor should replace as necessary.
2. PD Malfunctioning windows, screens and sliding glass doors.
AT Windows, screens and sliding doors should operate smoothly with reasonable ease. Contractor should not be held responsible for owner's alterations or abuse to windows, screens and sliding doors.
CR Contractor should replace or repair as necessary one time in first year.
3. PD Leaks at glazing in windows or doors.
AT Minor infiltration of moisture and dust is normal around doors and windows, especially during high winds and excessive rain. Excessive infiltration from improperly installed doors and windows or poorly fitted weather stripping is unacceptable.
CR Contractor should make necessary repairs.
4. PD Cracked or broken glass.
AT None.
CR Contractor should make necessary repairs.
5. PD Scratches on mirror surfaces observable in daylight at a distance of 3' or more.
AT None.
CR Contractor should replace mirror.

Weather Strip And Thresholds
1. PD Drafts around doors and windows.
AT Some infiltration of moisture and dust is normally noticeable around doors and windows, especially during high winds and heavy rain. Excessive infiltration resulting from open cracks, poorly fitted doors and windows or poorly fitted weather stripping is unacceptable.
CR The contractor should adjust or correct open cracks, poorly fitted doors or windows or poorly fitted weather stripping. If necessary, the contractor should adjust or replace the weather stripping or threshold one time during the first year of occupancy.
2. PD Threshold leaks water.
AT None.
CR Contractor should make necessary repairs.
3. PD Weather strips missing or damaged on windows.
AT None.
CR Contractor should make necessary repairs.
4. PD Excessive gap between doors at T-astragal on double doors.
AT None.
CR Contractor should make necessary repairs.
5. PD Weather strip missing at T-astragal.
AT None.
CR Contractor should make necessary repairs.
Code Compliance
Revision 0.3 · Source-currentness recheck: September 30, 2026 · Controlled review checklist
This is a stand-alone code compliance checklist for this trade, added to the workmanship standards above and to full project-code requirements. It is not a complete trade code manual. It covers reviewed 2016–2026 changes and local implementation events; an older provision newly enforced locally is labeled as implementation, not claimed as newly invented code.

PM
Only affected new, replaced or altered work and legally triggered upgrades are included. The PM selects the applicable legal requirement and the compatible mandatory Anchor overlay before work starts. Unresolved source, limit or listing conflicts remain HOLD, and N/A requires a written reason. Checking a box means the item and its required evidence passed, not merely that it was read.
Where a city's legal minimum is lower, the compatible higher check remains an Anchor standard unless Cory approves a company-only exception. A city's nonadoption alone is not a reason to mark the higher company check N/A; actual scope, technical compatibility and legal/design/listing conflicts must be resolved.
Existing QR phases: QR-07B.
WG-01Glazing beside in-swing doors
Provide the required safety glazing and record the actual distance and angle. Do not screen only the latch side.
- Change / applicability
- 2018 IRC R308.4.2 update. Affected glazing is within 24 in. of the door hinge side and at an angle < 180° from the door plane.
- Required record
- Opening measurements, safety-glazing marking and location photo.
- Hold point
- Before final glazing release.
WG-02Structural glass guards
Provide the required attached top rail/handrail unless the accepted laminated-glass exception or design applies.
- Change / applicability
- 2018 IRC R308.4.4 update. Affected: guards with structural glass baluster panels.
- Required record
- Glass/product certification, guard design and rail/connection evidence.
- Hold point
- Before guard use / final release.
WG-03Bottom stair-landing glazing
Screen geometry using the governing edition's revised figure/criteria and install required safety glazing. Obtain the exact approved designation before acceptance.
- Change / applicability
- 2018 IRC R308.4.7 clarification. Affected: glazing near bottom stair landings.
- Required record
- Dimensioned landing/glazing layout and product marking.
- Hold point
- Before final glazing release.
WG-04Opening flashing / drainage interface
Coordinate accepted window/door and WRB instructions, sill-pan drainage where required, head/side protection and interior rough-gap air sealing before cover. There is no blanket 1–2 in. insulation-stop requirement.
- Change / applicability
- 2021/2024 IRC R703.4.1 published detail rechecked; unsupported summary dimension removed. Affected: exterior opening assemblies.
- Required record
- Accepted detail and pre-cover opening photos.
- Hold point
- Before trim/cladding.
WG-05Low-emitting interior structural-glazing adhesive
Verify the interior structural-glazing adhesive VOC content limit of 100 g/L under the selected content path, or a documented permitted emission alternative. Submit weight/volume usage so the PM can demonstrate at least 85% compliance in the applicable product category.
- Change / applicability
- 2023 Scottsdale mandatory green-code implementation. Affected: interior-side, site-applied adhesives/sealants under the adopted project green schedule.
- Required record
- Product technical data/certification, correct VOC basis, quantities and approved content-versus-emissions path.
- Hold point
- Before product approval and installation.
WG-06Assigned additional-efficiency measure
Install the assigned energy measure exactly as scheduled and document its rating, geometry and control. Do not substitute a component or delete a measure used to satisfy the approved package/credits without written design acceptance.
- Change / applicability
- 2021 additional-package requirement; 2024 prescriptive credit-system update. Affected: new/altered fenestration U-factor/SHGC measure included in the accepted energy design. This is not a blanket untouched-system upgrade.
- Required record
- Approved path and assigned measure, product rating / installed value, design acceptance for substitutions.
- Hold point
- Before procurement and before concealment / final release.

Unverified or failed applicable items block the stated hold point. The subcontractor certifies actual work and evidence; the PM independently verifies and releases after required official inspections. Cory approves only company-standard exceptions, never statutory, permit, design or listing waivers.

Applicability Appendix
Record the exact adopted section/amendment, applicable exception, design/product instruction and required test configuration for each item before starting. A model-edition change is not automatically local law, and a local rule exported to another city is an Anchor requirement only when technically compatible and accepted.
This section does not establish an exhaustive all-clause ten-year history or every-city strictness proof. No unverified change is used as a passing criterion; current-only provisions with no demonstrated decade change remain in the full existing acceptance packet rather than falsely appearing here as new changes.
The September 30, 2026 recheck refreshed cited source evidence and corrected the identified flashing instruction (WG-04). A historical source can verify a change without establishing its current local applicability; source recheck is not a project release or a complete clause-by-clause supersession certification.
