FIRE SPRINKLER

This page covers fire-sprinkler (life-safety) systems only. Irrigation sprinkler, bubbler and drip workmanship standards are maintained on the landscape page. Fire-sprinkler hydraulic, material and acceptance-test limits come from the fire-AHJ-approved design and the adopted fire code and NFPA standards.

Code Compliance Revision 0.3 · Source-currentness recheck: September 30, 2026 · Controlled review checklist

This is a stand-alone code compliance checklist for this trade, added to the fire-AHJ-approved design and full project-code requirements. It is not a complete trade code manual. It covers reviewed 2016–2026 changes and local implementation events; an older provision newly enforced locally is labeled as implementation, not claimed as newly invented code.

PM

Only affected new, replaced or altered work and legally triggered upgrades are included. The PM selects the applicable legal requirement and the compatible mandatory Anchor overlay before work starts. Unresolved source, limit or listing conflicts remain HOLD, and N/A requires a written reason. Checking a box means the item and its required evidence passed, not merely that it was read.

Where a city's legal minimum is lower, the compatible higher check remains an Anchor standard unless Cory approves a company-only exception. A city's nonadoption alone is not a reason to mark the higher company check N/A; actual scope, technical compatibility and legal/design/listing conflicts must be resolved.

FS-01Expanded lithium-battery sprinkler triggers

Screen the regulated battery use and provide the approved hazard-specific sprinkler extent/design. Do not apply an ordinary occupancy density to the battery hazard or assume every battery installation requires a building-wide system.

Change / applicability
2024 IBC 903.2 changes. Affected: specified battery laboratories/manufacture/storage/vehicle uses; exact occupancy, threshold and protected extent apply.
Required record
Occupancy/fire-area/use decision, hazard/fire-test design and accepted fire plans.
Hold point
Before design / rough installation.

FS-02NFPA 13R building-height decision

Verify all 13R eligibility conditions. The reviewed 2024 R-2 change uses a 45-ft roof-assembly limit rather than the former 30-ft highest-floor metric, while non-R-2 retains separate conditions. Do not compare unlike datums or automatically select 13R as the stricter option.

Change / applicability
2024 IBC 903.3.1.2 amendment. Affected: qualifying R-2 apartment sprinkler designs.
Required record
Story/height/datum calculations, governing edition and designer/fire-AHJ 13-versus-13R decision.
Hold point
Before design / installation.

FS-03Waterflow alarm versus supervision

Verify the required exterior visual waterflow alarm and actual supervision/flow-switch requirements, without treating a limited-area electronic-supervision exception as a blanket alarm exception.

Change / applicability
2024 IBC 903.4.2 clarification. Affected: applicable sprinkler-system supervision/alarm work.
Required record
Accepted supervision/alarm diagram, installed device and witnessed function test.
Hold point
Before fire final.

FS-04Battery-room / egress interfaces

Coordinate the exact sprinkler/alarm/door/ESS functions with the related trades. No irrigation acceptance criteria or PM-only signoff substitutes for fire-system approval.

Change / applicability
2021 ESS expansion and 2024 battery/egress changes. Affected: interfaces included in the approved fire scope.
Required record
Approved cause/effect, coordinated acceptance and actual fire-AHJ record.
Hold point
Before fire final.

Unverified or failed applicable items block the stated hold point. The subcontractor certifies actual work and evidence; the PM independently verifies and releases after required official inspections. Cory approves only company-standard exceptions, never statutory, permit, design or listing waivers.

Applicability Appendix

Record the exact adopted section/amendment, applicable exception, design/product instruction and required test configuration for each item before starting. A model-edition change is not automatically local law, and a local rule exported to another city is an Anchor requirement only when technically compatible and accepted.

This section does not establish an exhaustive all-clause ten-year history or every-city strictness proof. No unverified change is used as a passing criterion; current-only provisions with no demonstrated decade change remain in the full existing acceptance packet rather than falsely appearing here as new changes.

The September 30, 2026 recheck refreshed cited source evidence. A historical source can verify a change without establishing its current local applicability; source recheck is not a project release or a complete clause-by-clause supersession certification.

Scope caution: This section does not claim every adopted NFPA 13/13R/13D change has been reconciled; exact hydraulic, material and acceptance-test limits must come from the fire-AHJ-approved design. This caution is not an additional verified decade-change claim.
